Your Group will be plenty comfortable in this 5 bedroom 2 Full Bath home, includes a Large fenced in yard and patio deck. Cable TVs in most rooms, Large beautifully refinished kitchen and baths. Perfect Entertainment home for large families and groups.
The space
This is an entertainment home that is great for large families and groups wanting to spend quality time together while still having a bit of privacy. Single family residence with 4 bedrooms on the main primary floor and the 5th bedroom in the basement. Open the Large double doors to the giant deck that includes large patio table and chairs, grill, comfortably seats up to 16. Fully fenced in yard with a fire pit & chairs. The kitchen is a chefs kiss with large counter tops and enough cookware / dinnerware to serve up to 16. A smart home with music and Tvs in most rooms. Perhaps our location is the best part as we are close to everything, be anywhere in the Dayton area quickly as we are just off interstate 675/ I-75.

Additional Rules
No smoking
Feel free to smoke outside the building, but not indoors. Leaving behind a smoky property costs $500.
Visitors
The person who made the reservation must be available during arrival. The amount of guests specified in the reservation is the maximum amount of guests allowed. If you need to adjust this number, please do so prior to check in date. Breaking this rule costs $150 fine per unauthorized guest, per night.
Pets
We would love for you to bring your furry friend. There is one time $150 pet fee (per pet, per stay).
Please mind our Neighbors
Outside quiet hours are 11PM - 7AM. No Heavy late night traffic.
Please only park in parking spaces outlined in the house manual. Do not park in front of neighbors house. Breaking this rule cost $250.
Late check-outs
Should you need to check out late the following day, please let us know by midnight the night before so we can schedule housekeeping accordingly. We’re typically able to accommodate late check outs for $50/Hr. After 1PM guests will be charged for the following night’s stay.
Early Check-In
Check-in is at 4:00 pm and checkout is at 11:00 am. If the schedule permits, we may work with housekeeping to expedite your check-in time. An early check-in fee of $50/hr may be assessed if requested less than 24 hrs before check in.
Thermostat
Please keep the property at a reasonable temperature (68-72). Abusing this rule will cost $250.
No Unauthorized Parties
Zero tolerance for LOUD, Heavy Drinking Parties that could cause a disruption. Breaking this rule will result in a $800 disruption fee. Police Disturbance of ANY kind is immediate termination of your Reservation, Must Immediately Exit Property. No Refund.
